Conveyancing Quote
Most people are most comfortable employing a solicitor to advise them and carry out their conveyancing if they are provided with an upfront, fixed fee quote, as well as details of the usual disbursements.
We usually charge:
- residential property sale - $1,200.00 plus GST and disbursements;
- residential property purchase - $1,400.00 plus GST and disbursements;
- off the plan residential purchases - $1,800.00 plus GST and disbursements on the basis that they usually require a great deal more work.
We reserve our right to provide a different quote before commencing work on your behalf if the scope of the work will be unusual, such as if the property is held by way of company title or old system title.
Disbursements for a sale will include all legal searches that are required to be attached to the Contract, as well as a settlement agents fee and the costs of a survey or a building certificate if they are required. Contracts will always require a title search, a copy of the plan, a Section 149 certificate and a drainage diagram (if it exists). These generally amount to approximately $250.00. The title search may disclose that further searches should be attached to the Contract. Those searches will be at your cost and must be attached to the Contract by any solicitor or conveyancer that acts on your behalf.
Disbursements for a purchase will include all legal searches of public bodies to ensure that the property is not subject to any interest by a public body that could be detrimental to the property or could result in the property being resumed. In addition, disbursements will also include a final search to ensure that the property remains unencumbered at settlement (this is usually required by any incoming mortgagee) as well as a settlement agents fee and the cost of carrying out a building inspection, pest inspection or strata inspection (if required). Searches for a purchase usually amount to approximately $450.00 plus GST.
Settlement agents fees are approximately $50.00 plus GST.
The quotes for our costs are based on any required meetings being held in our offices. If you require meetings held at alternative places then we will need to amend our quote to allow for the additional time your matters will require.
