Quote for Leasing
As one of the most important transactions most commercial entities or businesses enter into it is crucial that the lease is drafted or reviewed by a qualified solicitor with appropriate experience to protect the interest of the business, whether as the landlord or the tenant.
Most people are more comfortable getting legal advice in relation to their leases if they have some certainty as to what their legal costs are going to be at the outset.
At Focus Legal we believe in providing you with a fixed fee quote for those parts of a matter that can be carried out on that basis.
Landlord
If you are a landlord looking to lease out premises we can provide you with quotes on the following basis:

If your lease is a short term lease that does not require registration and the lease terms are simple then we can quote you $750.00 plus GST for the preparation of the lease, negotiations of up to an hour and finalisation of the lease; and

If your lease is for three years or more and requires registration and therefore also contains less simple lease terms we can quote you $1,250.00 plus GST for the preparation of the lease, negotiations of up to two hours and finalisation and registration of the lease.
Negotiations in excess of those set out in our fixed quote above will be conducted at a rate of $250.00 per hour plus GST.
We reserve the right to revise our quote to you once we have viewed the heads of agreement.
If your matter is more complex and requires consideration of payment of incentives, an agreement for lease, car parking or storage licence agreement or other document then please contact us to discuss our costs of that matter.
In addition to our costs referred to above you will need to pay all disbursements for the matter. Disbursements include all title search and company search fees, any courier charges (if necessary), agency fees, filing fees and any other money we are required to spend on your behalf.
Tenant
If you are a tenant looking to lease premises it is often more difficult to provide a fixed fee quote as the time taken to review the lease will depend on the form of the lease.
We can provide you with quotes on the following basis:
- If your lease is a short term lease, the negotiated terms are simple and a standard form of lease such as the Law Society Lease or the Real Estate Institute Lease is used then we can quote $750.00 plus GST for the review, advice and recommendation of amendments that should be made to the documents; and
- If your lease is for a longer term, has customised clauses necessary or does not use one of the standard form of leases referred to above we can quote $1,500.00 plus GST for the review, advice and recommendation of amendments that should be made to the documents.
Any subsequent negotiation will be conducted at a rate of $250.00 per hour plus GST. The review of additional documents such as an agreement for lease, incentive deed or licence agreement can either be done at our hourly rate or we can negotiate a fixed fee.
